The Gaou Bénat estate, on the grounds of Bormes-les-Mimosas at the tip of Cap Bénat, is one of the Mediterranean’s most privileged spots. This private, guarded estate spans over 160 hectares of magnificent vegetation, with 2 lovely “private” beaches facing the islands of Levant and Port-Cros. The villas, all built from dry stone quarried in Bormes, sit tucked behind pines and cork oaks, with the Fort de Brégançon on the cape’s western edge.

The house is easy and comfortable, on a hillside across 2 levels connected by a recently redone external staircase. It’s semi-detached, like all the houses in the Village des Fourches (built in pairs), so there’s no noise or visual disturbance from a shared wall. It has a heated swimming pool, 2 lovely terraces, and outdoor furnishings (deckchairs, armchairs, garden tables, a barbecue). Inside: a large living room-kitchen (42 sqm), 3 bedrooms, 2 bathrooms and a separate toilet (3 WCs in total), plus a laundry room. The house has air conditioning and heating throughout via an eco-friendly heat pump system.

The pool is surrounded by a removable safety fence, heated in May, June and September–October, and maintained by an external company that works discreetly, including while guests are present. Water treatment is by hydrolysis, without added chlorine or salt.

Sea views are unobstructed from every room and both terraces. The estate is protected and classified, offering a safe environment for children and limited traffic. The estate’s 2 lovely, uncrowded beaches are nearby: a 20-minute walk downhill along the estate’s fragrant paths, or 25 minutes back up (parking available at the beach if needed). The estate has 7 tennis courts, boules courts, a sailing and swimming club/school on one of the beaches, a friendly seaside restaurant, and a mini-market open in summer (ask on site about access to tennis, yoga and the sailing club).

Nearby (5km): the village of Le Lavandou, with its shops, beaches, promenade and large Thursday market, and the beautiful medieval hilltop village of Bormes, with its art and history museum. Hiking is available on the islands of Port-Cros and Porquerolles, home to unique Mediterranean flora and fauna. The legendary St Tropez is just 40km away, with plenty of excursions nearby by bike or on foot.
