Villa Theoni was built in 2010 by local craftsmen using traditional stone construction, set on a hilltop above Lefkada’s western coast with an unobstructed view over the Ionian Sea sunset. It sits amid genuine countryside — olive groves, vineyards, pastures, and low Mediterranean scrub — near the village of Athani, which puts it within easy reach of the island’s best-known beaches: Gialos is 2 km away, Porto Katsiki 8 km, and Egkremni 4 km, with the small town of Vasiliki about 14 km further for restaurants, bars, water sports, and shops. At 155 square meters, the house sleeps eight across four bedrooms and two bathrooms, with a large lounge and dining room, a kitchen, and both an outdoor dining area and a separate outdoor kitchen. The main living space has a sea view, oversized sofas facing a stone fireplace and satellite TV, and opens through glass doors onto a covered outdoor dining area with a long wooden table. The indoor kitchen seats six and is fully equipped — oven, fridge-freezer, microwave, dishwasher, washing machine — while the outdoor kitchen adds an eight-seat table with sweeping views over the sea and village, ideal for slower evenings with a glass of wine. On the ground floor, one bedroom has a king bed, ceiling fan, built-in closets, sea-facing doors, and its own small balcony — a good option for anyone who’d rather avoid the stairs, alongside a ground-floor bathroom with shower and washbasin. Upstairs are three more bedrooms: a king master with an Ionian Sea-view balcony, a bunk-bed room overlooking the pool that’s popular with kids, and a double room facing the village to the west, all served by a second bathroom. Outside, the property sits on two acres of private garden — planted with olives, cypress, thyme, rosemary, and lavender — surrounded by hundreds more acres of open pastures and groves. The pool occupies the highest point of the plot for maximum views, measuring 4 x 10 meters with a depth of 1.20 to 2.50 meters and a shallower section for children or non-swimmers, framed by a wooden sunbed deck. As with any rural Mediterranean property, occasional contact with local wildlife (insects, stray cats, and similar) can’t be fully ruled out despite regular pest control. Wir verbrachten 10 Tage unseres Familienurlaubs in der Villa Theoni. Vom Augenblick unserer Ankunft an waren wir fasziniert von der Atmosphäre und dem einzigartigen Ausblick auf das ionische Meer! We would return in a flash!
What a wonderful home in a superb location with breathtaking vistas! Our family absolutely loved this spotlessly clean property! The beds were cozy, the bedrooms had air conditioning, and the lounge seating was very comfortable as well. We adored the shaded terrace in front and the open terrace beside the house. Aromatic herb plants (oregano and rosemary) grew throughout the grounds providing complimentary aromatherapy! The best part of our stay was the infinity pool positioned behind the property where we enjoyed magnificent sunsets every evening! The coastline in this area is extraordinarily beautiful with countless options! The nearby restaurants served wonderful cuisine and a small shop was conveniently positioned close by. The kitchen could have been more fully outfitted but this wasn’t an issue given the plentiful dining choices in the area! The proprietor was very attentive and generously offered us 6 bottles of wonderful local wine! The drive is quite steep so just be sure to get a fitting vehicle which you’ll need anyway for the steep and winding paths to the spectacular beaches! We heartily and enthusiastically recommend this property for all these reasons!

We had a wonderful week at Villa Theoni! Located in a tranquil area near some of Lefkada’s finest beaches, nearby tavernas are easily reached on foot and provide excellent cuisine and attentive service. The villa itself is inviting, impeccably maintained, and features a beautiful pool and comfortable outdoor dining spaces ideal for enjoying the spectacular sunset vistas! I would strongly recommend this villa to families seeking a serene and revitalizing holiday.
